RERA Punjab Takes Action Mohali Builder's Project Stalled
 

According to Rohan Bansal, a resident of Sector 21 in Chandigarh, who filed the complaint, Shaurya Township Pvt Ltd transferred the project to Wooden Heights Developer Pvt Ltd without obtaining RERA permission. Builder accused of handing over the project to a different company without RERA clearance.

A house project in Sector 86 being built by Wooden Heights Developer Pvt Ltd has had all further construction halted by the Real Estate Regulatory Authority, Punjab.

Additionally, until there are new orders, the builder is not allowed to market, sell, or engage in a sales deal with anybody.

The decision was made in response to a complaint filed by Rohan Bansal, a Sector 21 resident of Chandigarh, who claimed Shaurya Township Pvt Ltd transferred the project to Wooden Heights Developer Pvt Ltd without obtaining RERA permission.

He claimed to possess 28% of Shaurya Township Pvt Ltd's shares and to be its director. A transfer agreement was made on June 13, 2015, under which Manjit Singh, the new director of the firm, purchased Bansal's shares in exchange for Bansal's resignation.

The business agreed to pay him 3.74 crores, and as collateral, it assigned seven units from its "Shaurya Ananda" project. The project is upcoming in Sector 86 and has RERA registration.

According to the terms of the contract, according to Bansal, he would have the right to dispose of the property in any way if the firm didn't make payments on time. Bansal filed seven complaints once the payments fell behind in order to get actual legal possession as well as interest for the delay in possession.

However, Bansal learned of the Shaurya Ananda project's transfer to Wooden Heights Developer Pvt Ltd and name change to "Woodland Heights" during the court process.

He claimed that doing so infringed on the Real Estate (Regulation and Development) Act of 2016 since it was done without RERA's clearance.

Bansal complained to RERA on May 27 and asked for a halt to the project as well as instructions to Shaurya Township Pvt Ltd not to transfer the project without RERA's consent.

Nobody represented Wooden Heights Developer Pvt Ltd in front of RERA.

Thus, the authority gave an order. "The secretary of this authority is instructed to present the matter before the authority's entire bench on the transfer of project ownership. Up until then, the project's future progress is therefore halted.

The case is now scheduled for September 12.
