HC Steps In as Tricity Property Prices Push Homes Out of Reach

The rapid rise in property prices across the Tricity region ChandigarhMohali and Panchkula has raised serious concerns about housing affordability. Recognizing the growing issue the High Court has stepped in and asked authorities to outline concrete plans to improve the availability of affordable housing in the region.

Rising Property Prices Across Tricity

Over the past few years the Tricity real estate market has witnessed strong demand from investorsprofessionals and NRIs. Limited land availability in Chandigarh combined with rapid infrastructure development in Mohali and Panchkula has pushed property values significantly higher.A collector rate of ₹1,53,900 per sq yd has been proposed for independent dwelling units (IDUs)

As prices continue to climb, even standard residential plots and apartments have become financially challenging for many potential buyers. In several prime sectors property values have crossed levels that are beyond the reach of average homebuyers.The highest residential collector rate has been proposed for Sectors 1–12 rising to ₹2,37,900 per sq yd from ₹1,78,600 in 2025. For Sectors 14–37 the revised rate is ₹1,81,300 per sq yd while Sectors 38 onwards are set to have a collector rate of ₹1,33,200 per sq yd.

High Court’s Concern Over Housing Accessibility

The High Court has highlighted the growing gap between property prices and the purchasing capacity of middle income households. The court has asked concerned authorities to examine the situation and present strategies that could make housing more accessible.

This move reflects the importance of ensuring that urban growth remains inclusive and balanced. Without appropriate planning, rising property costs could lead to a shortage of affordable homes in rapidly developing urban regions.
