If the issue isn’t resolved within  30 days , tenants can  get the repairs done themselves and  deduct the cost from the rent , provided they submit valid bills. This ensures tenants aren’t forced to live with prolonged issues due to landlord negligence.  
  • If a landlord still doesn’t fix essential issues after being informed the new rules protect the tenant. If repairs aren’t done within 30 days the tenant can get the work done themselves and deduct the cost from the next rent by providing valid bills and proof. This ensures tenants aren’t left waiting or suffering due to landlord delays.  
  • Landlords are now required to provide  a minimum of 24 hours written notice before entering a rented property for repairs, maintenance checks or any form of inspection. This rule strengthens tenant rights by ensuring complete transparency and preventing unexpected or intrusive visits.  
  • Tenants gain more security and confidence while landlords still maintain full rights to fair rent, timely payments and property upkeep.
