1,265 Mohali Buyers Left Hanging: RERA Issues Fresh Notice to GMADA

The real estate pulse of Mohali has once again been shaken as RERA issued a fresh notice to GMADA after 1,265 homebuyers reported that their project remains incomplete despite a massive collection of  ₹432 crore . This developing situation has raised serious concerns about transparency, accountability and the safety of buyer investments across the region.RERA has issued a final notice to GMADA directing the authority to submit its response before the next hearing scheduled for December 10. 

Allottees Raise Serious Allegations in RERA Hearing 

Adding to the seriousness of the case the WTC Chandigarh (Mohali) Allottees Welfare Association represented by advocates Mohammad Sartaj Khan, Luv Malhotra, Gurnoor Singh and Divya Jyoti urged authorities during the recent hearing to take strict action against the promoter.They alleged that the developer abandoned the project after collecting nearly ₹432 crore from around 1,265 allottees leaving buyers in a state of uncertainty and financial strain.  

The latest notice issued by RERA questions GMADA’s role and demands clarity on the lack of progress, misuse of funds and continuous project delays. The regulatory body has emphasized that the prolonged silence and absence of corrective steps are unacceptable at this stage. 

Impact on 1,265 Affected Buyers 

For the buyers the financial and emotional toll has been immense. Many are stuck paying EMIs and rent simultaneously while others have invested their life savings into a property they may not receive anytime soon. The uncertainty has led to growing anxiety, legal battles and a serious lack of trust in Mohali’s real estate ecosystem. 

People have to face years of delay  and forcing them to put major life decisions on hold. This crisis has exposed how vulnerable buyers can become when regulatory checks are ignored. 

Why GMADA Faces Fresh Questions 

RERA’s new notice highlights two major issues: Incomplete submissions from GMADA and insufficient action following previous warnings. Authorities are expected to provide a detailed status update, financial explanation and a clear recovery plan. Failure to comply could lead to stricter penalties and possible project takeover mechanisms. 

The notice reflects a growing sense of urgency as regulatory bodies attempt to restore fairness, transparency  and buyer confidence. 

Demand for Accountability and Safe Handover 

In their Complaint the buyers claimed that the promoter had committed multiple violations under the RERA Act. These included disregarding the terms of the sale agreement, failing to hand over possession and adopting unfair business practices. They further argued that the cancellation orders did not safeguard their rights as required under Sections 73 and 74(d) of the Act. 

The buyers have urged authorities to compel the promoter to finish the pending construction or alternatively to transfer the project to GMADA or another government agency under Section 8 of the RERA Act. They have also called for penalties against the promoter and requested interim protection to ensure the site is not re-allotted or handed over to any third party. 

What This Means for Mohali’s Real Estate Market 

This case serves as a wake up call for both developers and buyers. While regulatory frameworks like RERA exist to protect people but their enforcement remains crucial. For future buyers, conducting credibility checks, verifying approvals and tracking construction updates are now more important than ever. 

For now all eyes remain on GMADA’s response. The hope is that authorities will take swift action to bring clarity to the ongoing crisis and deliver justice to the 1,265 families still waiting for their property to be delivered.
