Punjab Cabinet Gives Green lights To Stilt Plus Four Floors in Urban Zones

Cabinet Approves Stilt-Plus-Four Construction Rule  

In a significant step toward urban growth the  Punjab Cabinet has given its approval for  stilt plus four floor construction in all upcoming housing projects within the state’s urban regions. The move introduced under the newly implemented  Punjab Unified Building Rules 2025 was confirmed during a  Cabinet  meeting led by  Chief Minister Bhagwant Mann.The Cabinet has resolved that no private individual will be permitted to run more than five drug rehabilitation centres within the state.  

Punjab Cabinet’s Major Urban Policy Update  

The  Punjab government’s latest decision marks a turning point for the state’s real estate and housing sectors. By permitting stilt-plus-four-floor structures, the government intends to provide more residential space within existing city limits, easing pressure on urban land.  

What Does Stilt Plus Four Floors Mean?  

In simple terms a stilt plus four floor structure includes  parking space on the stilt level followed by  four residential floors above it . This design ensures adequate parking while increasing available living area a crucial need in densely populated regions.  

Why This Move Matters for Punjab’s Cities    

With urbanization on the rise cities like Zirakpur,Mohali,Ludhiana, Amritsar and Jalandhar are running short on space. The new rule encourages vertical growth   reduces land wastage and improves the overall urban housing supply.      

Clear Guidelines for Stilt-Plus-Four Floor Construction  

As per the newly introduced policy owners of plots  measuring 250 square yards or more can now build  stilt-plus-four-floor structures.This permission will apply exclusively to  licensed colonies  and  newly developed sectors ensuring that urban expansion remains well-planned and properly regulated within city boundaries.Under the updated Guideline the maximum height limit for residential structures has been  increased from 17 meters to 21 meters offering more design flexibility and vertical expansion opportunities in urban housing.
