The long-awaited development of Sector 90 in Mohali has finally received a significant boost. The Forest Department has approved a crucial land swap bringing fresh hope to over 700 plot allottees who have been waiting for years for clarity and progress. This approval not only clears legal hurdles but also sets the stage for fast tracked development in the area.
With the land swap approved the authorities can now move forward with residential and commercial planning without bureaucratic delays. This step allows the construction of homes, roads and essential infrastructure to begin giving allottees a clear path toward possession and investment realization.The authorities have proposed a strategic land swap to facilitate the development of Mohali’s Sector 90. Under this plan 23 acres of designated forest land will be exchanged with equivalent land located in Mattewara village Ludhiana.
Sector 90 has faced delays due to environmental regulations and land use conflicts. The plots were initially allocated several years ago, but the legal and administrative challenges kept progress slow.
Many allottees expressed frustration as construction timelines kept extending. The approval from the Forest Department now resolves one of the biggest obstacles in the development process.
With the green signal in place, developers can resume construction immediately. This move promises faster project completion, reducing waiting time for residents and investors alike.
The project is expected to include well planned roads, parks, utilities and recreational facilities making Sector 90 a premium residential hub. Buyers can anticipate a modern well connected neighborhood that enhances the overall value of their investment.
This development follows the clearance granted by the Greater Ludhiana Area Development Authority (GLADA) in September to the Greater Mohali Area Development Authority (GMADA) for the exchange of forest land. Following this approval, the proposal was submitted to the Forest Department for final authorization , which has now been officially granted, paving the way for the Sector 90 development to move forward.
The project faced a significant setback when the authorities were unable to obtain a No Objection Certificate (NOC) from the Forest Department. After six years it was discovered that approximately 23 acres of the acquired land were governed by the Punjab Land Preservation Act (PLPA) 1900 making it ineligible for development without proper environmental clearance. At the time of acquisition the Forest Department had not been aware of this restriction.
Sector 90’s development will contribute significantly to Mohali’s urban growth. Improved infrastructure and timely project delivery will attract more residents and investors enhancing the city’s real estate market.

As per GMADA’s development blueprint the first phase of Sector 90 will cover 144 acres . Out of this 29 acres are designated for residential plots ranging from 100 to 500 square yards 14 acres for commercial spaces and 11 acres for institutional use. Additionally eight acres will be developed into parks, two acres allocated for waterworks and 28 acres set aside for roads and infrastructure.Expressing relief over the update allottee Jasbir Singh urged the authorities to speed up the process. It has been more than a decade and we are still waiting for possession. We hope the development work begins without further delay.
