GMADA Acquires 716 Acres for Eco City 3: Landowners to Get Up to ₹6 Crore Per Acre

In a major push toward planned urban expansion the  Greater Mohali Area Development Authority ( GMADA ) has acquired  716 acres of land for the much anticipated  Eco City 3 project marking one of the most significant land acquisitions in the region’s recent history. The move not only reinforces  Mohali’s  growth trajectory but also delivers a strong financial windfall for landowners with compensation touching  ₹6 crore per acre .  

A Landmark Step in Mohali’s Urban Evolution  

Eco City 3 is envisioned as a  next generation & well planned township designed to ease pressure on existing residential zones while setting new benchmarks in infrastructure sustainability and livability. The project aligns with  GMADA’s  long term urban master plan focusing on structured growth rather than unplanned sprawl an issue many fast growing cities face.  

Under  GMADA’s land acquisition award multiple villages are part of the Eco City 3 development covering a total of 716 acres.  Kansala    contributes 169 acres Kartarpur 93.6 acres Rajgarh 42.1 acres and  Takipur  forms the largest share with  317.3 acres . Additional land includes  Hoshiarpur 59 acres Rasulpur 2.06 acres Dhodemajra 0 . 3 acre Majra  6 acres and  Salamatpur 6.7 acres marking a wide and well distributed acquisition across the region.  

Compensation That Sets a New Benchmark  

One of the most talked about aspects of the acquisition is the  record high compensation package . Landowners are set to receive up to  ₹6 crore per acre a figure that reflects rising land values in the  Mohali  region and  GMADA’s  intent to ensure fair & market aligned payouts.  

Under the  Eco City 3 acquisition  GMADA  has announced village wise compensation rates reflecting the market value of the land. Landowners in  Rasulpur  will receive  ₹5.91 crore per acre while  Salamatpur  tops the chart at  ₹6.46  crore per acre.  Dhodemajra  follows closely with  ₹6.40 crore per acre.  Takipur  has been awarded  ₹4.99 crore per acre, Rajgarh and Majra  ₹4.27 crore  per acre each,  Kartarpur ₹5 . 43  crore  per acre,  Kansala ₹5.46  crore per acre and  Hoshiarpur ₹4.98 crore per acre ensuring transparent and differentiated payouts across all affected villages.

Landowners will also be offered a land pooling option allowing them to receive 1,000 square yards of residential area and 2 00 square yards  of  commercial space per acre . Those who skip commercial plots can instead opt for  1,600 square yards  of residential space per acre.
